Review your property contract before you sign

Buying a property is exciting.

Signing a contract you don't fully understand isn't.

Before you commit to purchasing a property, let an experienced WA settlement agent review your Offer & Acceptance at no cost.  I'll sit down with you and explain the important parts of your contract in plain English, identify anything that deserves a closer look, and make sure you understand exactly what you're agreeing to before you sign.

Regardless of whether you're buying your first home or your fifth, a second set of experienced eyes can give you confidence that you're making an informed decision.

Why have your contract reviewed?

Once a contract is signed, you're legally bound by its terms.

A pre-contract review helps you understand:

  • What conditions are included (and just as importantly, what isn't)

  • The timeframes you'll need to meet

  • Potential risks or unusual clauses

  • Whether any additional special conditions should be considered based on your particular needs or circumstances

  • What happens if something doesn't go according to plan.

The goal of a precontractual review isn't to scare you out of buying a property.  It's to make sure you know exactly what you're signing.

What we'll review

As part of your complimentary pre-contract review, we'll go through your residential Offer & Acceptance section by section and explain:

Finance clause

Deposit requirements

Joint tenancy vs tenants in common

Structural & Timber Pest Inspection conditions

Special conditions

Settlement date

Included and excluded fixtures and chattels

Gas, electrical and plumbing working order clause

Questions your should ask or additional documents you should request prior to signing

Common issues we help buyers avoid

Every week we see contracts where buyers have unknowingly agreed to things they didn't fully understand. Some of the more common issues include:

  • assuming maintenance items found during a building inspection can be used to renegotiate

  • misunderstanding exactly what the building inspection clause covers

  • overlooking fixtures or appliances they thought were included

  • agreeing to settlement dates that don't align with finance or moving plans

  • signing contracts with special conditions they haven't properly considered.

A quick review before signing can prevent surprises later.
